Goodman to build on success at Solent

Global property group Goodman has unveiled plans for the second phase of development at Solent Business Park in Fareham.

Following the success of the existing Park, which has attracted occupiers such as Zurich Insurance, National Air Traffic Services and Meridian Television, Goodman has earmarked an adjacent 16.8 acre site for extension.

S2 will offer bespoke space for businesses to grow, situated close to major transport infrastructure between Southampton and Portsmouth. The site benefits from existing planning consent which can service requirements from 30,000 sq ft to in excess of 250,000 sq ft of business accommodation all surrounded by natural woodland.

A choice of masterplans have been designed by Goodman, including a single 258,000 sq ft campus style office development, individual office buildings ranging from 30,000 sq ft to 80,000 sq ft, plus a combination of office and warehouse space totalling 250,000 sq ft.

A major attraction is the combination of a sheltered location with direct access to Junction 9 of the M27 motorway, which is just 12 miles from Southampton International Airport. S2 is also well served by 60 retailers, based at the Whitely Village Outlet Shopping Centre and the nearby Meadowside Leisure centre. 

Goodman is confident that the flexibility of the S2 site along with the proximity to the New Forest, Solent beaches, and the array of cultural activities in Southampton and Portsmouth will attract leading occupiers.

The first phase of Solent Business Park, which is managed by Goodman, continues to grow towards 2.55 million sq ft. Highlighting its standing as one of the South Coast’s premier out of town business locations, it has already attracted high profile occupiers, including Zurich Insurance for its European HQ, National Air Traffic Services, Regus, Meridian Television, and Northrop Grumman amongst others.

The launch of S2 follows Goodman’s recently completed European hub for biopharmaceutical company Eisai and an environmentally friendly statement building for Three Valleys Water at Hatfield Business Park. Eisai wanted to house the various arms of its business in a campus style setting. Goodman’s custom built solution, set in three separate buildings spread over 250,000 sq ft, linked to shared facilities, helped to enhance Eisai’s reputation as an international location for scientific innovation. Working closely with Three Valleys Water, Goodman delivered a tailor made 86,500 sq ft building, reflecting high quality design and environmental performance, which the water company has occupied since April 2009.

In October 2008, Goodman scooped two awards at Property Week’s 2008 Office Development Awards, winning the “Best overall development outside central London” and “Best bespoke development outside central London” categories.
